Do I Need A Fire Risk Assessment?

The Regulatory Reform (Fire Safety) Order 2005 is a key piece of legislation governing fire safety in England and Wales, placing legal duties on responsible persons to ensure fire safety in their premises.

Overview Of The Order

The Regulatory Reform (Fire Safety) Order 2005 came into force on 1st October 2006 and applies to all non-domestic premises, including workplaces and the common areas of residential buildings with two or more domestic units. The Order aims to simplify and consolidate fire safety legislation, ensuring that fire safety measures are effectively implemented and maintained.

Key Responsibilities

Responsible Person

The Order designates a ‘responsible person’ (usually the owner) who must ensure that a Fire Risk Assessment is conducted and that appropriate fire  safety measures are in place. This includes maintaining Fire Alarms, Fire Fighting Equipment and Escape Routes.

Fire Risk Assessment

A comprehensive Fire Risk Assessment must be carried out to identify potential fire hazards and implement measures to mitigate risks. This assessment should be regularly reviewed and updated as necessary.
