Do I need a fire risk assessment?

Under the Regulatory Reform (Fire Safety) Order 2005, a fire risk assessment is a legal requirement for all non-domestic premises, including workplaces, commercial buildings, and the communal areas of residential blocks. The responsible person (employer, landlord, or managing agent) must ensure the assessment is carried out, kept up to date, and acted upon. Failure to comply can result in prosecution, unlimited fines, or closure of your premises.

The Order designates a responsible person, usually the owner, who must ensure that a fire risk assessment is conducted and that appropriate fire safety measures are in place. This includes maintaining fire alarms, fire-fighting equipment, and escape routes.
